RRO Changes Codify Requirements for Fire Door Inspection

When the Regulatory Reform (Fire Safety) Order 2005 (or RRO as it’s known) came into effect in 2006 it provided a real shake-up in the way the passive and active fire protection elements of buildings are specified, installed and maintained.

It placed the legal responsibility squarely on the shoulders of building owners and operators  - the Responsible Person - to conduct risk assessments on the buildings under their supervision with an emphasis on preventing fires and reducing fire risk.

Now, changes under Article 24 of the RRO are coming into force from 23 January 2023 to cement the legal requirements for Responsible Persons to carry out regular inspections and maintenance of fire doors. It applies to multi-occupancy residential buildings in England over 11 metres (more than 3 storeys).

Fire doors - specially engineered doors designed to contain a fire for a period of time as part of a layered fire protection system within a building – were highlighted as essential to fire safety in Phase 1 of the Grenfell Tower Enquiry: “Fire doors play an essential role in preventing or inhibiting the spread of smoke and toxic gases and in preserving the effective compartmentation of buildings.”

Article 24 of the RRO now requires, in law, the Responsible Person to provide information to Fire and Rescue Services to assist them to plan for the event of a fire and, if needed, to provide an effective operational response. This will now include a requirement for them to:

  • undertake quarterly checks of all fire doors (including self-closing devices) in the common parts
  • undertake - on a best endeavour basis - annual checks of all flat entrance doors (including self-closing devices) that lead onto a building’s common parts.

This will bring the RRO into line with the Fire Safety Act 2021, removing the legal ambiguity over whether flat entrance doors that open into common parts should be routinely considered as part of the fire risk assessment process. The Fire Safety Act 2021 confirmed that flat entrance doors are indeed included and these new changes to the RRO endorse that, bringing the legislation and regulations into line.

While the changes to the RRO only refer to buildings over 11m, the Responsible Persons for residential buildings below that height still have a duty to install and maintain general fire precautions in including making sure that all fire doors – including flat entrance doors – provide adequate protection. The changes to the RRO do not remove or replace these legal obligations.

The most straightforward way for a Responsible Person to demonstrate that the fire doors are compliant and properly maintained is to have a formal fire door register that records inspection and maintenance records, maintaining the Golden Thread and providing an audit trail for every single door to ensure total compliance throughout its life. These inspections need to be carried out by a third-party accredited specialist company for assured compliance.

The Government has published a Fact Sheet to help guide Responsible Persons through the new regulations. But if you need help with inspecting, repairing, maintaining or replacing fire doors, why not speak to the experts at Onyx?

Their fire door installation and maintenance services are certified under the BM Trada Q Mark Scheme and as well as providing a full on-site service, we can provide full O&M manuals to confirm that every fire door is compliant with building regs and the new requirements of the RRO.

It’s Quality Hardware that Opens Doors in Patio Door Market, says Coastal

With the industry experiencing a cooldown of sorts in recent months, Patio Door Fabricators and Installers must work harder for every sale, looking for ways to make their portfolio stand out.

After attending this year’s Glazing Summit in October, Coastal Group’s Managing Director Loren Jenner had some key takeaways from the day.
“With the current market conditions, we must all work harder to win sales - unlike what we have seen in 2021, business is not going to fall into our laps” he states.
Whilst this is the case, the market has seen continued demand for a premium product, especially on patio sliding doors says Coastal Group.
“The design and function of patio doors continues to evolve and excel” continues Loren Jenner “we find that our customers are increasingly looking for patio handles that mirror the high-quality upgraded aesthetic of the doors themselves and that sets them apart from their competition”.

Coastal says the KM9 series handle is carefully crafted to bring the ultimate look and performance to patio sliding doors, designed with a robust solid stainless steel feel and smooth operating function for ultimate user experience.
“We spent a lot of time perfecting the handle’s design, as the key touchpoint to operate the doors themselves we know how important the role hardware plays is” says Marketing Manager Neil Jones “listening to our customer’s preferences, we’ve since upgraded it to a solid stainless steel backplate to support even the largest, heaviest sliding doors and deliver the premium appeal to end users”.

Hardware Fit For Purpose

Hardware’s importance doesn’t just end at creating a striking visual, performance and longevity must be considered when selecting the right handle for your patio sliding doors, outlines Coastal Group.

This was demonstrated on a recent project where Coastal were contacted to replace a competitor’s handle less than 12 months after it had been fitted on a luxury beachfront holiday home. The standard zinc handle in question was showing signs of significant corrosion. On the other hand, Coastal's BLU KM9 handle offers a best-in-class lifetime guarantee, manufactured from 316 Marine Grade Stainless Steel.
“One of the key USP’s our KM9 handles gives to the seller is it’s exceptional corrosion resistant properties and lifetime guarantee” Neil Jones continues “With an increasing number of sliding door systems being located in and around coastal areas and in premium properties, installers can be confident that wherever in the world their doors are fitted, they will not be let down by our hardware”.
Opportunity To Upsell

Adding premium hardware to their portfolio allows installers and fabricators the chance to increase their margin on patio door offerings, states Coastal Group. Loren Jenner continues:
“This can be a great opportunity to upsell and improve your profit margins. Our customer’s feedback is that the additional money invested in high-quality hardware is minimal in the cost of the door system but can significantly help with their bottom line”.
Showroom Offer

Try the KM9 patio handle in your showroom, ask about the special showroom offer and see the difference for yourself.

Barry Sheene’s Famous LJ80 Heads For Home

Suzuki GB PLC is very pleased to announce the return home of the LJ80 supplied to Motorcycle Legend and double 500cc Champion Barry Sheene in 1979.

The car was owned by Barry Sheene (1950-2003) and his race team in recognition of his time as a Works rider. The light Blue LJ was used as a circuit Pit vehicle at his races and for promotional work during this period before being privately owned by the family and used at their farm in Surrey until 1987.

The Pastel Blue and red striped car with its famous number 7 decals which was Sheene’s race number was in a state of disrepair after being found stored in a barn covered in Hay Bales and was extensively and well restored by the next owner, an ex-Suzuki Marketing Director who returned the LJ to its exact specification.

The car was later sold privately and then purchased by Suzuki Dealer CMW in Sussex who used it for showroom display with some occasional road use.

In 2013 it was sold at auction into a private collection of road and race cars and recently came up again in the Silverstone Auctions catalogue for a sale being held at the NEC Classic Car Show.

As a very important part of its company history and to accompany the collection of Sheene’s race motorcycles, Suzuki wasted no time in heading to the NEC. The famous LJ80 attracted a high level of interest at the show and after a brief but busy auction, Suzuki made the winning bid to secure the car.

The LJ80 is powered by an 800cc four-cylinder engine and, with a little choke applied to its carburettor, started the first time and was driven out of the NEC. It features a soft top hood with removable side screen doors and has Suzuki’s well-renowned high and low ratio gears for off-road use.

Suzuki GB PLC Managing Director Nobuo Suyama comments:
"We are very excited and proud to own this famous vehicle again some 42 years after we supplied it to Barry Sheene and his racing team. With 1979 being our first year of car sales in the UK, this now has pride of place in our showroom and will be used at our cross divisional events in the future along with the collection of race motorcycles.
"Our thanks again to the team at Silverstone Auctions for making us aware of this important car in our global company history which spans 102 years and Suzuki Motor Corporation celebrated 50 years of its iconic four wheel drive vehicles in 2020".

Rhino Engineering Group announces new Commercial Partnership with Jewers Doors

Rhino Engineering Group and Jewers Doors are pleased to announce the launch of a new partnership which will see Rhino proactively selling Jewers’ Phoenix range of insulated sliding and sliding/folding doors.

Jewers’ door systems operate similarly to Rhino’s own range of high-security vehicle access doors and will be offered to customers requiring a more cost-effective solution than Rhino’s CPNI doors, which are typically designed for use within sites which require high-security solutions.

The Phoenix range will sit as complementary to Rhino’s existing range of products and provide its customers with the ability to source a wider choice of doors, with different ratings and capabilities, from a single source.

This new partnership will see Rhino selling three doors from the Phoenix range - Osprey, Swift and Kingfisher - and branding these as Rhino-SFI, Rhino-FI and Rhino-SI, respectively. Rhino-SFI will be the sliding/folding variant, while Rhino-FI and Rhino-SI will be bi-folding and sliding only, respectively.

As part of this new agreement, Rhino Site Systems Limited, the in-house door installation and maintenance wing of Rhino Engineering Group, will also become an approved installer for the Phoenix door range.

Stuart Lawrence, Group Managing Director of Rhino Engineering Group, said:
“We're delighted to be embarking on this new collaboration with Jewers Doors, diversifying our product range to enhance the support we provide to our customers.
”Jewers has a brilliant national and international reputation, and we’re looking forward to working closely with them to develop a partnership that delivers real value to both companies.”
Mark Jewers, Director of Jewers’ Phoenix range, added:
“An alliance with Rhino Engineering Group opens up several market sectors where Jewers haven’t traditionally been strong with our Phoenix products, and we relish the opportunity to work with a company we have respected for several decades."

To find out more about Rhino’s existing range of security-rated CPNI sliding/folding doors, please visit www.rhinodoors.com

2N achieves Secured by Design Accreditation for its IP intercoms and Access Unit readers

2N, the global market leader in internet-enabled intercoms and access control systems, has announced that all of its intercoms and access unit readers have become Secured by Design (SBD) accredited.

SBD is the flagship UK police initiative to help ‘design out’ crime through the use of high-quality, innovative products and processes. In order to achieve SBD status, 2N’s intercoms and access unit readers (the 2N® Access Unit 2.0 and the 2N® Access Unit M), had to adhere to rigorous test standards required by the police which assessed their resistance to forced entry. When installed along with the 2N Security Relay, all of these products now have the right to carry the SBD logo.

The announcement comes on the back of the Office for National Statistics publishing crime figures for England and Wales for the year up to June 2022. The data was encouraging when it came to burglary – rates were down 28% compared with the year leading up to the start of the pandemic – but warned against complacency, concluding that it was “too early to say whether these decreases represent a change in long-term trends”.

SBD standards have a tangible impact in terms of protecting against crime. In West Yorkshire, for example, research demonstrated that newly-built developments built to SBD standards were up to 75% less likely to be burgled. In Glasgow, a separate study concluded that refurbished developments employing SBD principles were up to 63% less likely to experience crime.

2N showcased its newly-certified products at the London Build 2022 Expo, the UK's leading construction show, which took place in Olympia London on 16-17 November.

Michael Nicholson, 2N’s Business Development Manager for the UK & Ireland, said:
“We are very proud that our intercoms and access unit readers are now SBD accredited. Our products are being incorporated into more and more big projects in the UK – Sópers House, just outside London, and Burlington House in central Manchester are recent examples – and SBD certification is being requested more and more often, both in commercial and residential buildings. It’s an objective guarantee that our products meet the highest security standards, and it will be a big advantage as we continue to grow our business in the UK.”
Lyn Poole, Development Officer at Police Crime Prevention Initiative Secured by Design, said:
“Access control in residential or commercial buildings needs to be fit for purpose and the fact that 2N’s products have been independently tested and certified within doorsets to police-recognised standards will help their customers feel more confident about their safety within their building when these products are installed.”

You can find out more about 2N and their Secured by Design accredited products at: wwwsecuredbydesign.co.uk .

Jewers Open the Doors to the Qatar 2022 World Cup

Jewers Doors’ local reseller, Rumaillah Warehouse Equipment WLL, has recently completed the installation of thirty sets of Swift-SEW automatic bi-folding doors for the new Lusail Light Rail Transit (LRT) depot complex in Qatar.

Lusail LRT began construction in 2018 as part of an urban development project north of Doha, the capital of Qatar. The scheme will provide an efficient transportation system for the people living in, and commuting to the new Lusail City, where the new 80,000-seat Lusail Stadium will host the 2022 FIFA World Cup Final.

Working closely alongside Rumaillah, Jewers started design works with the QDVC-Alston consortium in 2012, eventually winning the order in 2017 and shipping the doors from its UK manufacturing base in early 2018.

The first phase of the project was finished in 2020, but not open to the public until Jan 2022. A six-station network on the Lusail Tram's Orange Line was opened to the public on 1st January 2022, marking the beginning of the entire tram network's operation. A seventh station, the Lusail Central, was opened to the public on 9th April 2022.

The thirty sets of 6.45m high electrically operated Swift-SEW doors were installed on three depot buildings. Six sets are on the Service Station, which incorporates the wash bay, twelve sets within the Maintenance Building and an additional twelve sets on the Stabling Depot, which houses the trams when they are not on the dusty streets of Qatar.

Individual doors automatically open and close as a tram slowly passes through a sequence of photo beams on either side of the door opening. These beams also act as safety devices to prevent the doors from closing until the tram has fully cleared all beams, and together with full height safety edges provide ultimate safety for trams and personnel alike.

Each Swift-SEW door comprises four highly insulated, steel composite panels, which are hinged to the jambs with two leaves folding to each side clear of the opening. Door leaves are finished in a special 'cool finish' coating to reduce heat absorption through the door and are fitted with multi-wall EPDM rubber seals to all edges to reduce, air and dust and water ingress. The combination of finish, and high-density insulation helps to keep the blistering heat out and maintain the cooler conditions within the depot buildings.

Doors are operated by a powerful, centrally mounted SEW drive unit, combined with a purpose-designed PLC control panel incorporating inverter control for smooth operation. Opening time is under eight seconds, and in the event of power failure, a low-level disengage handle enables the doors to be instantly opened from ground level.

Eighteen of the doors are fitted with wicket doors, allowing authorised personnel to pass through the opening easily and safely without the need to open the main doors. For visibility and natural light, all door leaves are fitted with a 600 x 600mm argon-filled, toughened glass, double-glazed vision panel.

A high-level 850mm x 760mm cut-out allows the door to safely close around the overhead line equipment (OLE). This cut-out is lined with a dielectrically rated rubber sheet tested to 30kVA, which is designed to prevent bird entry and reduce dust ingress. As standard, the door is earthed back to the structure with suitably rated earth bonding braids.

Jewers' Regional Sales Manager: Ben Pritchard commented:
"Jewers Doors have been approved for installation by many agencies in the Middle East. Our doors not only meet the high standards specified for major infrastructure projects, but the current exchange rate means Jewers offer excellent value. With our office in Dubai and locally based resellers in each GCC country, Jewers are ideally placed to provide a world class service throughout the Middle East."

Garador Offers Co-ordinating Side Doors for Easy Garage Access

With garages today being used to charge electric cars and to store everything from gardening equipment to wine, as well as being adapted into home offices and gyms, having easy access into a garage makes a lot of sense.

Garador’s range of garage side doors offer the ideal solution for anyone wanting quick and easy personal entry into their garage. The doors have been designed and engineered to offer smooth reliable functionality plus high levels of security and durability.

They include a number of key features such as door stays, rubber seals on all sides and a 20mm base threshold for added convenience and weather protection plus fully hidden hinges to further enhance the security of the door.

Garador’s garage side doors are quick and easy to open and close with a lever handle both inside and outside the door which incorporates a secure locking system. For extra security, an outside knob is also available. The doors open outwards to ensure internal garage space is not compromised.

These useful doors come in a full range of modern designs in both high-grade steel and quality cedar timber. Both the steel and timber garage side doors have been specifically developed to co-ordinate with Garador’s latest up and over garage door models.

They come in a wide range of designs and colour finishes, with 20 colour options for steel doors and 6 stain options for the timber doors.

Being able to quickly open a single door and pop in and out of the garage has become more important in recent times as garages are used for much more than just parking the family car.

Garador’s marketing manager Paul Eddleston says:
“Our garage side doors are very popular, offering an additional point of entry into the garage. These side doors are also a useful entry backup in case of a sudden problem with the main garage door.”
Find out more about Garador’s range of garage side doors by visiting www.garador.co.uk or calling 01935 443 722.

Hennessey Introduces World's Most Powerful ‘Overlanding’ Pickup

Hennessey, the Texas-based hypercar manufacturer, and high-performance vehicle creator has introduced an Overlanding upgrade for its MAMMOTH TRX truck. The comprehensive package enables the world's most powerful pickup truck to take adventure-oriented owners further into the wild than ever before.

Overlanding is vehicle-based, on-road and off-road adventure travel with a focus on self-reliance, resilience, and enjoyment of the journey – getting there is half the fun. With that in mind, the Hennessey MAMMOTH 1000 TRX offers adventurers 1,012-horsepower of 4x4 go-anywhere performance combined with everything needed to be comfortable in the remote backwoods.

The tailored Overland Edition includes a wide range of user-friendly equipment for truck-based living. The modular system utilizes a robust TRX bed rack as its foundation, topped by a convenient hard-shell rooftop tent that takes mere minutes to set up. A retractable 55-inch awning provides shade and shelter, while auxiliary fuel tanks and a pressurized water reservoir are also mounted on the rack to increase range and utility. Other accessories include a 28-inch splitting axe, shovel, and LED perimeter illumination. Grab handles, and a retractable ladder improve accessibility to the tent and equipment.

The new Overland Edition is available on the company's 'MAMMOTH 900' or 'MAMMOTH 1000' versions of the RAM TRX. Professionally installed by Hennessey Performance technicians, the comprehensive upgrade can be added to any MAMMOTH build for $19,950.

The MAMMOTH 1000 TRX is celebrated as the world's fastest and most powerful truck. This performance comes courtesy of its 6.2-liter supercharged 'Hellcat' V8 enhanced with Hennessey's high-flow 2.65L supercharger, larger fuel injectors, and high-flow induction system alongside performance-boosting calibration modifications. The upgrades result in a go-anywhere truck with 1,012 bhp @ 6,500 rpm and mountainous torque of 969 lb-ft @ 4,200 rpm.

John Hennessey, company Founder, and CEO:
"Our new MAMMOTH 1000 TRX Overland Edition is the ultimate adventure-oriented vehicle as it adds off-the-grid capability to the world’s most powerful pickup. Thanks to the modular convenience of the system and its seamless integration, explorers may travel to remote areas and effortlessly set up camp without compromising performance or 4x4 capability. There’s nothing else like it!”

Measuring 228.9 inches (5.81 meters) long, 82.1 inches (2.09 meters) wide, and 77.6 inches (1.97 meters) high, the imposing Hennessey supertruck makes an enormous statement on- or off-road. Capable of carrying five adults in first-class comfort and towing more than three tons, the MAMMOTH is the most comprehensive and capable performance overlanding truck on the market.

Overlanding customers will typically specify Hennessey's Stage 2 off-road enhancement package for their TRX. This package adds robust custom bumpers, vision-boosting LED lights, a front leveling kit, gnarly 37-inch off-road tires, and upgraded electronic fold-out steps. The MAMMOTH 1000 TRX Overland with Stage 2 upgrades also benefits from Hennessey's comprehensive three-year / 36,000-mile warranty.

See the full specifications for the Mammoth 1000 TRX Overland here.

Orders can be placed for international shipping through authorized Ram retailers or Hennessey directly by calling +1 979.885.1300 or visiting HennesseyPerformance.com.
