Pollard Street’s New Icon - Inspired by Manchester’s Cotton Heritage

Fabrica is a stunning new ‘Grade A’ office development located in New Islington, an area of significant regeneration in the heart of Manchester. Offering 21,000 sq.ft. of prime office space, this striking landmark project has also been awarded a BREEAM rating of Excellent. Fabrica has also been named ‘Best Commercial Workplace’ in the North by the British Council for Offices.

The Aluprof MB-SR50 Curtain Wall system was chosen for the project by 5plus Architects for its slim lines and high performance. Inspired by Manchester’s Cotton Heritage, the facade is partially screened by bespoke perforated anodised aluminium sheets which are designed to be reminiscent of the era.

The screens offer both solar shading and privacy to occupants of the offices and works in combination with an efficient VRF air conditioning system. Bright yellow insulated panels span between the floor spandrel panels which offer the facade a striking contrast against the RAL 7016 grey powder coated curtain wall system.

On the same development is a new Ibis Budget Hotel built to the Etap standard design which incorporates Aluprof’s MB 70US window system together with MB-SR50 for the ground floor screens and curtain wall. MB 70US is the only aluminium concealed vent system in the UK which meets the requirements of BM Trada Q-mark scheme for enhanced security windows, meeting the latest UK security standards. Using similar construction methods the new hotel has been awarded a ‘Very Good’ BREEAM rating.

In total the envelope package was worth £1 million and the construction was completed on a very quick forty-nine week program. Planning approval has already been granted for a second phase of the development which includes a further 60,000ft² of speculative office space.
