St. Modwen completes final phase at pioneering Doncaster Park in partnership with Hörmann UK


Housing 250,000sq. ft of prime industrial warehousing space, St. Modwen Park Doncaster continues to push forward the standard for high quality warehousing in South Yorkshire.

The recent completion of the speculative development of Phase 3 improves on the design principles of previous phases, to deliver three separate units of high specification speculative warehouses on the established 27 acre business park.

Located near the M18 and less than 10 miles from Doncaster Sheffield Airport, St. Modwen Park Doncaster already provides some of the nation’s leading energy, transport and manufacturing providers with state-of-the-art warehousing solutions.

The final phase, totalling more than 108,000 sq. ft of industrial space, features high-bay warehouses with Grade A specification offices, which includes raised access floors, lift access and combined heating and cooling ventilation systems. 

The three units, spanning 21,614 sq. ft, 34,464 sq. ft and 53,072 sq. ft respectively were completed in February 2020, and feature Hörmann UK’s leading industrial loading solutions. This includes its high-quality Level Access Doors, Loading Bays, standard sized Dock Shelters and Dock Levellers, which are supported by a range of complementary safety accessories.

Hörmann UK’s industrial solutions were specified across the three units to offer potential occupiers the opportunity to increase the overall efficiency, safety and security of their supply chain operations.

Across the three units, Hörmann UK’s durable Dock Shelters have been installed to provide optimum operational efficiency. Constructed from heavy duty galvanised steel and featuring collapsible scissor arm frames and rain drainage channels, the shelters are designed to withstand the external elements, without compromising on functionality.

Hörmann UK’s Standard Dock Levellers have also been installed throughout the loading bays, which are 6000kg rated load under regulations EN1398 and feature a 400mm long swing lip for operational ease.

The 42mm thick insulated sectional loading bay doors also feature a sensing motor to create a safety system that halts the door if it becomes obstructed in either direction. This provides enhanced safety and security throughout the loading and unloading processes.

The bays have also been installed in conjunction with Hörmann UK’s innovative rayon reinforced Dock Bumpers, which are constructed from recycled tyre rubber with 15mm thick steel. The bumper pairs are designed to minimise any potential damage to the bay in the event of a vehicle making direct contact with the building.
